Booking Terms and Conditions
These Booking Conditions, together with our Privacy -and Cookie Policy and any other written information that we brought to your attention before confirming your booking, apply to your booking with High End Stay.
When you make your reservation and final booking, whether online or by telephone, you will be deemed to have read, understood and accepted these Reservation Terms and Booking Conditions and the Reservation Privacy Policy.

High End Stay, one is registered in The Netherlands, Amsterdam under registration number 78421047 and trading as High End Stay (“we” or “us”).

In these Booking Conditions, references to “you” and “your” include the first person named on the booking and any persons on whose behalf a booking is made or any other person to whom a booking is added or transferred.
In these Booking Conditions references to “the accommodation’’ includes a hotel, a villa, a retreat, a wedding venue, an apartment or any other type, you can book for an overnight stay.
In these Booking Conditions references to ‘’the supplier’’ includes a booking via a third party as an experience, service or other product than an accommodation.

Responsibility High End Stay
High End Stay does not own or manage any accommodation listed on our website.
We act as a bookings agent of accommodation bookings and as a bookings agent of luxury concierge services such as a private jet bookings, helicopter flights, yacht -and car rental and private shopping service for exclusive designer items, we book on your behalf.
These conditions both apply to bookings of accommodations as well as other services or products that you can purchase from us.

Our responsibilities are limited to making the booking in accordance with your requested instructions. We do not accept responsibility for any information about the arrangements that we communicate to you in good faith.

When your reservation is confirmed, the reservation becomes an official booking and you are entering into a contract with the accommodation or supplier via High End Stay and not with High End Stay itself.As a bookings agent, we are not responsible for acts or omissions of the booked accommodation, for the services provided by the accommodation or for their observance of your data protection rights.The accommodations terms and conditions will apply to your booking and you will be deemed to have read, understood and excepted the both the terms and conditions of High End Stay -and of the booked accommodation or service.
These conditions both apply to bookings of accommodations as well as other services or products that you can purchase from us.

All information regarding rooms, facilities, products and services that are offered on the website of High End Stay or otherwise available through the reservation system, has been provided to High End Stay by the relevant accommodation.
We don’t make any representation, warranty or express or implied of any kind with regard to this.
Such information may be inaccurate as a result of renovation or repair in the particular accommodation or facilities may change at any time. The High End Stay website may also contain typographical errors or omissions.We do our very best to ensure all the information on our website is accurate.

Accommodation Prices
Bookings are tailor-made. If you click on an accommodation on our website, you will find an indication ‘from’ night or ‘price on request’.
By submitting a request with the preferred date and further requested information on the form, we will contact the accommodation within 24 hours. We will give you the best offer we can get from the accommodation. This personalised offer is valid for 24 hours.
Breakfast is only included if indicated in the booking confirmation.Taxes and service charges are only included if indicated in the booking confirmation.

Your booking will not be confirmed until you have received a booking confirmation. We therefore recommend that you accept the offer as soon as possible after receipt to make a final booking. You will be notified by e-mail within 24 hours whether your booking has been confirmed. It is your responsibility to contact High End Stay if you have not received a confirmation email.
Your booking is confirmed and there is a contract between you and the accommodation when we send you a confirmation on their behalf.

For your safety, payments are made online through secure servers via a payment link.
For all bookings, High End Stay uses a credit card number that is securely sent to the hotel to guarantee your booking.
In some cases it is possible -for example with special offers- that the booking needs to be paid in advance via bank transfer, IDEAL or credit card.
For certain bookings of accommodation, products or services, High End Stay facilitates the payment. High End Stay will never act as a seller or can be regarded as such.
Any deposit for villas, pre-payments, additional costs or surcharges are always clearly indicated before booking. Once paid, these deposits, additional costs and fees are non-refundable in the event of cancellation.
We are not liable or responsible for the costs incurred by the credit company for charges of
authorization or failed authorization.Please note that all applicable VAT/taxes are subject to change at any time.
All prices shown on our website are in Euro’s.
Bookings will be charged in the local currency of the accommodation or supplier, as shown on the personalised offer and or on the booking confirmation. Prices shown on the booking confirmation in another currency than in Euro’s are based on today’s exchange rate. Any currency conversion is for guidance only.
A foreign currency transaction may be charged by your bank or creditcard provider. Any deposits or pre-payments will be deducted from the final reservation invoice in the accommodation or suppliers local currency. Please note: any applicable VAT/taxes may be subject to change at any time.

For bookings guaranteed with a credit card at the time of booking, the accommodation will be held until the check-out time on the day following the day of arrival.
The accommodation or supplier may authorize and reserve funds, including taxes, on the credit card prior to arrival to determine the validity of the credit card.
Rooms, products or services booked with an invalid credit card can be immediately canceled.

Special Requests
If you have a special request (roomtypes, room location, extra bed/ cot), please let us know immediately with the request.
We will do our utmost to confirm any request for specific requests at the time you make your reservation. Until specific confirmation is issued, your request cannot be guaranteed and High End Stay and the booked accommodation can never guarantee that your request will be honored.

Pet Policy
If you plan to travel with your pet, we recommend that you confirm with us if the hotel does accept pets, if so, what the additional costs are and the Pet Policy is,
High End Stay accepts no responsibility for the pet policy at any accommodation. Some pet policies may require a damage / cleaning deposit at the time of check-in which may be non-refundable.

Amendments or Cancellations
If you would like to amend or cancel a confirmed booking, you must contact us as soon as possible in written. You will always receive a written email to confirm your amendment or cancellation.

In all cases, once the booking is confirmed, you are subject to the terms and conditions of the cancellation policy of the booked accommodation or supplier, providing the product or service.
This means that amendments and cancellations are only accepted in accordance with the terms and conditions of the accommodation or supplier providing the product or service.

Some of our accommodations charge an early departure penalty fee.Some accommodations may specify a time period for check-in, when cancellations are subject to the payment of a cancellation fee (a 24 or 48 hour cancellation policy for example). Please note that the day of arrival does not include in this policy.

Any amendment to a booking is considered an amendment to the original booking, regardless of whether the additional nights / services / services are booked or whether the booking is taken over by another person.
In case refunds apply, they will be made by the same method used to pay for the booking.
All the pre-payments, deposits or other additional costs paid at the time of the booking are non-refundable.

Changes and cancellations by the hotel
In the event that a guest cannot be accommodated due to, an unforeseen circumstance including an overbooking from that accommodation and therefor has to make significant changes or a cancellation, we will contact you as soon as possible.
We will also liaise between you and the hotel regarding any alternative arrangements offered by the accommodation, but we have no further liability to you.

Force Majeure
High End Stay is not liable or pay you a compensation, for any change or cancellation of any booking that is caused, in whole or in part, by any events, occurrences or causes beyond of the control of High End Stay.
These events, occurrences or causes, include, but are not limited to acts of God, natural disasters (for example tsunamis, earthquakes, volcanic activity, ash clouds), wars, terrorist activities, riot, strikes, fire, explosions, the act of any government or other national or local authority.

Copy Rights
All the content and materials, including photographs, maps, images, elements of design and texts, used on our website, belong to High End Stay or
have been handed over by third parties to us, for their temporary or permanent use and are protected under the international laws of copyright.
No information appearing in the website can be reproduced without prior written permission from the owner unless it is strictly for private use only.
Downloading, copying or otherwise using any material on the High End Stay website is strictly for private use only.

Law and jurisdiction
The general terms and conditions, booking conditions and any other agreement are governed by and construed in accordance with Dutch Law.
If one or more provisions of these general terms and conditions are deemed unreasonable in legal proceedings, the other provisions will remain in full force. The Dutch court in the district where High End Stay is located has exclusive jurisdiction to hear any disputes between the parties, unless the law prescribes otherwise.
